Traditional “regular” sales and foreclosures (REO’s) take approximately 30 days, 14-21 days for cash buyers. Short sales vary, you can expect a minimum of 2 months, but it can be closer to about 4-6 months, some longer, some less.

Most sellers, aside from the Purchase Price, are concerned with whether a buyer can perform under the Terms and Conditions of the Purchase Agreement. In addition, most sellers will consider an offer legitimate if it includes a Pre-Approval letter, evidence of earnest money deposit—this is a small deposit that lets the seller know that you’re serious about purchasing the property, proof of funds if you are offering cash.
